On top of the obvious, sourcing/analysis/resources part.After closing hundreds of deals, FIRE Realty Team has refined the process of helping investors get from analysis paralysis and the "I can't find anything" stage -- to owning cash flowing portfolios.Typically, I'm not one to reveal FIRE Realty Team "secrets" to non - FIRE Realty Team clients, as the above post sheds some insight...but I also know we have a good thing going and it makes a lot of people a lot of money so it's probably good to "give a taste" of how we can help investors.Can't promise everyone a no-rehab, perfect BRRRR, but can definitely promise, we are very good at helping investors build investment portfolios.

My opinion is that in a rental property, it's appropriate to buy wholesale, used, or scratched/dented appliances in a more entry level rental property.In a flip, if you're putting in new flooring, cabinets, countertops, paint, etc then you should also put in new appliances.

Another company offered to insure with fuses but would only provide actual cost insurance and with an annual premium that would be a couple hundred more.I was able to have the fuses replaced with circuit breakers for around $600-$700, which i think is surprisingly low.

He agreed to have an electrician bring the kitchen up to code, is hiring a sheetrocker to repair all the sheetrock, replacing the kitchen cabinets, and replacing the SS dishwasher to match the fridge/microwave/stove....and my offer is still $49k.I also talked to him about the foundation and they had it inspected by a structural engineer and repaired for $13k a couple years ago.
