New Constuction has been the hottest seller for awhile now...DR Horton is building nonstop.

When you're dealing with new construction Build 2 rent properties the insurance is much lower! 

I have no desire to build an empire.

Also the cashout refi is a no income low doc loan that looks to the DSCR ratio of the building for qualification along with my credit score.

You may need a building permit to install signage and depending on the area you may need an architect's drawing of it. 

You just need to have a good foundation repair company and a good plumber (or multiples of each) on your team.Just watch out for the big ticket items:  foundation, plumbing, electrical, roof and AC - these can quickly bust your budget if you aren't planning to repair/replace them...Remember that the older you go in terms of build year, the more of the above issues you are likely to run into.
