So you can leverage your $20k and hold property worth 100k, or use 100k to be a partial owner of a fund worth 43.1 billion dollars.If you prefer not to be bothered with the possibility of, say, bed bugs, being sued, evictions, hurricanes (florida), natural disasters, etc, I would recommend a REIT.

You can't predict repairs, cap ex so don't bother. 

However, we typically let owners know when there are any service requests (unless they made it clear they don't want to be bothered with it). 

Some homes that wholesalers send out are so rough that even licensed agents/agencies don't want to be bothered with it.

In general, my experience in trying to use Apartments.com software feels very much like:a) they programmed this without any input or user testing from real-life landlords. if so, and it certainly comes across that way, this is a huge mistake - making a product that THEY think their customers might want, and never bothering to see if it is.b) their software makes it clear that they think they know exactly how my (and every other) apartment owner should run their business.

I am not bothered by what one person falsely stated about our company and the integrity of our actions has certainly outweighed the b.s. we had to put up with when dealing with the individual that we sued.  

Think you need to make up your mind on making them all one use (preferably the one that generates the most income and least bother).
