Everything that you listed is a normal process of subdivision which is independent of assignment of a new parcel number to a vacant land.

Always start the collection process right away just as soon as the owner becomes late.

We are in the process of researching, top 3 are Buildium, Rent Manager and Appfolio. 

Could someone walk me through the process of wholesaling in California? 

I would take a look at their financials and see how many units owe money, what their aged owner report looks like (how many units owe over 30 days), ask what their collection process is, ask who their property management company is and check out the manager's reviews online.  

Is this and up-front individual conversation with each broker during interview process to find out more?

I'm I the process of closing on our first property through the VA.

They eat up TONS of CPU and memory (64-bit Windows with 4GB RAM) and often cause the browser to lock up (Google Chrome - BP doesn't work right in IE11 anymore)....although, it's been educational using Windows Task Manager and watching how long it takes all the stub processes to run down after you close Chrome...

Also who signs the brokers trust account checks? I keep getting these wrong on my practice exam and I can't find a solid answer. Please I really need help with these I am taking my exam tomorrow afternoon.
