The cement steps leading up to the porch of my SFR need to be replaced. they have sunken into the ground and are starting to crumble. What is the best way to repair or rebuild the steps?

When used correctly it will allow you to perform more thorough due diligence on a property and create a starting block for further negotiations.

In our market area, there can be a value change every block or two in certain areas, so make sure you are really paying attention to the exact location.From a wholesale standpoint, I see no "meat on the bone".  

Total cost for repairs would be $20k + 10k for upstairs generic repairs such as cabinets etc.A house 2 blocks away (same neighborhood) with same floor plan sold for $265k in May 2014.My questions are:1) what do you all think would be a good offer price?
