I would suggest you learn them well and use them accordingly.The ability for you to walk in as a new owner or property manager and turn an underperforming asset into a market – performing asset is always a benefit.

The guest is allowed similiar benefits/perks the owner has while renting the unit. 

I would be looking to buy better benefits,  with the equity,  than you are getting now.  

I help my business partner run his property management company, ERS Management, in town, and we are actively managing about 750 units for approximately 75 local, national, and international investors and are rapidly expanding.I always love to chew real estate and help people find investments that can benefit both parties.  

Would there be a benefit to getting a real estate licence just to have as a tool when looking at properties.  

I believe I have something that could benefit both parties, but I want to hear from the community.

That will be a benefit but i value cash flow over appreciation.
