Case A is just B in a different clothing.

e.g. garage/kitchen from the flooded area  or bedroom or bathroom, entry hall, etc. from them not ventilating during showers, or they brought the mold into the home on their clothes or bodies.

The point of having income 3X rent is so that tenants have enough money to pay for other living expenses (food, clothing, utilities, car, entertainment, etc.).

Start by replacing your expenses net of work costs (clothes,  lunches, rushed dinners, daycare, gas/vehicle w&t, travel, higher taxes, etc).   

So I'm smoking 2 racks of baby back ribs to give to the current 4 tenants. 

Instead of trying to do all of that work, I would have closed on the property, and BRRRRed that baby lol.

If my girlfriend just give birth to my baby is that a good reason for moving an immediate family member into the unit since my girlfriend and the baby will be living in the house?
