I've heard plenty of stories about life in the mountains, though!

No large income apartments and",Lackluster" atmosphere means to me that your tenant "class" is transient and of Marginal stability The high vacancy rate is probably the result of all of these factors!

Land close to lake or mountains or close to tourist towns like Las Vegas.

I also learned about timber clauses in sales contracts, and that if I wanted to sell the trees on that land in order to have enough money to put in a well, which I didn't have, that I wanted to be sure the sales contract didn't have a "timber clause" which was standard where I lived in the mountains in WA. 

It was in Sunset Magazine as one of the top 5 mountain towns in the West, and there is an emerging tech scene in the area.

Yeah, me neither and I'm in my 60's and lived in the mountains in WA for nearly 20 years.Charge them for the window. 

But, when you ask should you back out because the seller is a liar and a jerk - it depends on if the numbers make sense in spite of the seller.I lived in the mountains of WA state for a long time.
