I find myself "googling" for every repair that comes up even though many of the jobs are small and could be completed fairly easily by a "jack of all trades" type (or me if I had more time!). 

The only good thing to manage your first property is so you have a complete understanding of all that is involved.

Even if an investor climbs the curve, it doesn't mean they have the financial wherewithal to handle a complete capital loss if a deal goes south.

Owner asked what kinda numbers and terms I might have to offer..My interest for it is I'm closing on a 4plex directly across the street thats the ugly one on the street.. numbers on this are $130k purchase $10k in repairs, gross with range from $24,000-26,400yr once vacant units are filled.Can someone somewhat draw out how a completed seller finance deal might look with numbers on the $250K 6plex?

I just completed my first cash-out refi of a SFH I bought June 2016 in the suburbs of MA, cashing out $61,000.  

Yup completely agree that vacation rentals are the way to go especially for folks who travel extensively, furthermore being asset-light makes it all the more appealing!

Is this not something title companies can typically wrap into closing due to the length of time it takes to complete?

In the amendment and in this exact wording we requested "Buyers requests that all work be done by licensed professional/reputable company and copies of all work-orders/receipts for repairs" and "All repairs should be completed on or before 7/16/2018" .

With the amazing shortage of skilled tradesmen and labor in our country (it’s getting worse every day,) the only way is to change the job and culture of the job completely.
