The only other thing I would throw out there (and please correct me if I'm wrong on this, as I don't claim to be an expert in this area) is that researching a bit more it seems that in CA you may now need a CA RE Brokers license (OR RE salesperson license) WITH a MLO endorsement, which seems to be an extra test and training hours:http://www.dre.ca.gov/files/pdf/re19.pdfNot sure of requirements for other states, and apologies if this is off topic a bit.

Also letting them know that you are probably going to get more deals in the future as a bird dog may make them want to take care of the golden goose rather than kill it.My partner and I are paying a bird dog who found us a really good renter for one of our properties that is going to end up increasing/doubling our profits on that particular property so we are going to be paying her $1000.On a side note, I would like to apologize for the idiots who keep creating false accounts and commenting on your posts.

I apologize I did not mean "Recorded as short sale" what I meant was the county appraisers website will have an "SS" after the deed type in the sales history to show it was a short sale, Ive seen it on other properties but none from this Rehabber.
