First lien basis, so you can’t borrow the down payment from them.Most lenders want a borrower to have a certain amount of skin in the game, so LEGALLY being able to put together a nothing down deal is MUCH more difficult than it used to be.A good-great deal can be syndicated, but the money investors want the vast majority of equity ownership, leaving relatively small amount of equity for the “promote”.

Analyze a lot of deals so you can actually recognize a good one and be ready to jump when a good deal comes across your radar. 

No one can do a better job objectively analyzing the similarities and differences in your units and the market as a whole- as you can.Rent-o-meter is living 18-24 months in the past in my market... in this "balls to the wall market" that is a HUGE discrepancy. 

It's only a very small piece of the puzzle when it comes to analyzing a potential STR buy.

It's certainly a weird mix of commercial and residential properties that make for solid prospects.There are plenty of opportunities in Ohio for venue spaces with vast areas of farmland in close proximity to large cities.

These are just a couple of things I personally look at when I am analyzing a new private fund, but of course, the analysis does not stop there.

All I am saying is that - there is a lot out there to explore - start with what your goal in investing is - then start working to analyze and develop in markets that will allow you to start achieving this.
