"Seasoning" usually has to do with appreciation like, if you buy at auction for $100K and then sell inside of 90 days for $200K, you might get some resistance on government loans for a few months (If you are planning on using new appraised value) but, if you sell for $100K (Or around there), i don't see why you could not get government financing inside of 90 days (Your buyer get government financing i mean).

And I read insurance is needed to buy a property, which sounds shocking to me, meaning there may be a high risk involved in something as simple as purchasing property.In Spain, where I live transactions regarding property are supervised, governed and administered by government appointed officials, notary public and land registrar, and they can solve any doubts a prospective buyer has about a property transaction.Title can be reviewed asking the Land Registry for the property's file.

The Big picture guy can work with the local chamber of commerce and local government officials to grease the wheels for the volunteer committee people.Also get to know personally your state lawmakers--go visit them with your vision board (they control the purse strings).Just my 2 cents.

Again, I’m planning to do everything that the BOH would probably mandate anyway, so I’m not so much concerned about that piece as I am about opening up a new can of worms by getting a government agency involved (and in a tenant friendly state).

You have to be careful where you buy and what kind of governments are in place.Nationwide on single family and apartments I've heard collection rates in the past 3 months are pretty much on track with last year.
