To the southeast you are closer to Darby/West Philly, which has its tough areas.

I woulda say west of MLK, north of 95 but I’ve heard decent things about the southwest valley as well, I just didn’t invest there.

I'm just getting started with real estate investing, and am looking to invest in single family homes in the mid-west.

Alexander Velez -- The book I mentioned is Emerging Real Estate Markets: How to Find and Profit from Up-and-Coming Areas by David Lindahl.As an example of finding markets like this, I've recently moved to Tucson because I happen to know that they are building a new freeway on the west side of this city and also happen to know exactly where it's going in. 

We are an hour west of Fort Worth, TX and everyone is pushing west. 

If you are interested in student rentals then I would suggest parts of West Philly or areas by Temple.

I have looked at over 5 properties in this price point in my favorite West Side locations.

I am from West Michigan and am really interested in investing in rentals in the Grand Rapids, Muskegon, Holland or Kalamazoo areas.
