Update on the situation: Finally, Seller agreed to sign a new agreement to set the contract price at 156K and Buyer's agent commission to limit at 1.75%.So no cashback from Agent to Buyer and no change in bottom line for Buyer.We are planning to close this property on Friday 11/20/15.

@Steve L.Probably aren't getting a lot of response on this because its very unique to a lot of guys - and some of us are delusional enough to think we have some kind of secret sauce that we're not willing to share.Also some of the metrics can be painful to look at (revisiting this on a Friday eve is somewhat of a weekend buzzkill :( I have a background in stats and data, so I track a lot some is super useful, other is just gee-whiz.

The lease does give them until the first business day after the 1st (if rent day falls on a weekend or holiday) -- I figure it's not fair to require them to pay on Thursday if payday is Friday but the bank is closed that day.

It also makes a lot of sense to fly out the weekend of closing (which is on a Friday) to clean up any areas that still need touching up, install the new appliances, and show the house to potential tenants.
