Like one little lot split i was doing in Lake Oswego.. we do the pre app and all the other things to get to a land use decisions ( probably 15 to 20k)  and no mention of this through the whole thing. .but one of the land use conditions was to replace the old water line in the street with a 200 ft run of 8 inch ductile iron.. all for hooking up two houses.. total BS this is a major road.. the cost to do this will be significant .. so we are appealing that condition..

Tad bit of a busy street, but comps run $899 to $930,000 ish.I would probably do open floor plan if need be, rooms are probably fine as is just in knowing the area.I'll be going in tomorrow after work to take some pics.House has been sitting a while, owner died, family highly motivated to sell.

Goals: -stable cash flow, not as concerned about appreciation (check, assuming description is correct in saying they've had stable tenants. rental price should increase in the next couple years so i have some assurance there)-looking for min $100/unit (check)-C+ neighborhood (check, borders some B/A neighborhoods in upper Ohio City so hoping some absorption goes that way)Other things: -20% CoC return (almost check - Changing purchase price to $53,000 and have tenants also pay water/sewage would bump this deal right up to my criteria of 20% CoC.)

Actually everything is smoothed back over with the tenant an @Nathan G. as you mentioned in another post prior to deeming uninhabitable someone at the city should decide that the water leaking in is in the garage and it is not excessive maybe things are not translating well over posting on the forum.

But you’ll work through it.As for Future Assumptions, you’ll have to arrive at those numbers by looking at historical data for your local market and look at where your city’s economy is going.
