(There wouldn't be any land title transfer but you'd need some kind of settlement such that the owner's mortgages and liens were satisfied, their property taxes reduced, etc.)

The contract is supposed to be for 3-years, so I should have no problem meeting the FHA's one year residency requirement, before I could move out and then rent out that remaining unit.

Hi @Michael Perez,Unfortunately, VA loan limits do not scale up with unit count like Fannie/Freddie/FHA:The good news is that you can go over those limits (& your remaining entitlement) with 25% down on the difference.
