Yes, perfectionist, but my rule is, if I can save a buck, and have the same exact end result, and the only risk is fines, and I can validate as such from my past experience, I will risk it. 20 homes later, 1 ground up, 5 jobs since I was 16 in labor, Im confident enough to go with what I have gone with the past 17 years.

forgot to mention that is easier to replace in the event it needs to be down the road. in my area, I find that the slight increase in material costs is offset by cheaper labor costs to install so it pretty much balances itself out..

Hi @Joe Black, I have done it before and it's always charged to the company's card but make sure you are reasonable, keep track of everything and break down all expenses at the end of each trip.

We were doing a rehab for my mom so budget was minimal (probably cost $40 to do 1000sqft, but cost did not include a lot of tough, free labor from me).

Note: I have my team, one brother is a carpenter/rehabber/pm who already does rehabbing for other investors , another brother is an electrician, church friend is a plumber, mom's a realtor, dad a carpenter and my husband is fully capable to work with his hands, so labor costs are low.
