Do roughly $50-$100k in interior improvements and an exterior fence.Any feedback would be appreciated.

Gutted interior and reformatted floor plan to include true master with ensuite bath, new hall bath location, added interior laundry and dry bar plus new HVAC, new roof, new electrical panel and whole house rewire, new kitchen, flooring, paint, landscaping, etc.

Their Monthly rents are $800 & $750 but the Fair market rents for a Single Family Home with same beds/baths/sqft are $1,000 - $1,200 & the conditions of it is great, repairs needed would mainly be cosmetics interior and updating. 

Saw cracks in outer cement wall as well as higher on the wall towards the ceiling interior and where the ceiling and wall join together.

Examples: repairing interior damage from a roof leak, water damage, changing a water heater in a living space, etc.

In my experience, the condition they keep the exterior is commiserate with how they keep the interior.
