Highest and best use for a Historic 5B/5B home
3 August 2022 | 3 replies
@Nathanael Tinaya when looking at a historic home you'll want to call the town to see what renovations you can and can't do on the property, some of the rules that govern historic properties can be limiting in certain instances and can hurt you bottom line (ie. having to replace a slate roof) or ARV (not being able to update curb appeal or add central heat or air). Also with the seller finance portion make sure the terms don't ruin your deal, the balloon payment can wipe out your profits for years to come if its too high for instance so you may want to double check that the terms of the deal really make sense and to ensure you can cashflow for years to come with whichever method you choose

Just like anything else, not all cleaners are created equal- Technology: Ring Doorbells (ring), Smartlocks (august), security (ADT), Smart home technology, control heat/ac remotely (ADT and or nest), Dynamic Pricing Tools (pricelabs), PMS - property management software (Guesty) to automate guest messes, share dynamic cleaning calendar with cleaners, sends reminder notifications etc.

Get new gas boiler heater or ductless minisplits?
4 August 2022 | 4 replies
Currently all units are ~$50-75 below market in the zip code with water, hot water, gas heat/cooking included.Monthly gas is ~$300/month averaged year round (higher in Winter of course, etc) and the current gas boiler/heater is 20 years old and the longest tenured tenant told me that it was on recently after a circuit breaker trip and it had to be turned off manually at the unit.

Would you buy a new AC unit or pay $500 annually?
15 August 2022 | 18 replies
Personally, I'd either: - Repair it this fall (when neither heating or cooling companies have a lot of business) - Wait for the next big repair and just replace the whole thing.
