I was able to negotiate larger packages for 7 years fixed, when I look at whats left at that point I sleep easy.

Hi BP,I recently just partnered with a seasoned investor on a package deal that will include a single family and a duplex.

It's probably included in the $350M aid package. 

The properties were being sold as one package, but we discovered that each building is on its own lot.

The Purchaser may in its sole discretion terminate the Purchase Contract during the Inspection Period and receive an immediate refund of its Deposit.

I went into this investment knowing that I would need to put some money down but wondering if anyone knows some loan packages that might require less money down, or some creative ways to come up with such a big down payment.

It also depends on what packages you have available.

I'd recommend creating nice packages for your projects and meeting more and more real estate investors and tell them how you would like to work together.

Information I have is: 4 SFH wanting to sell as a package of $200,000 turnkey… Currently houses rent for a combined $1950/mo  which is slightly under the current market rent.I have gotten pre approved for a loan with 20% down so the loan would be 160k for 240 months= $1,052/ motaxes on all properties: $2,362/yrInsurance quote: $2,802/ yrSo my monthly cost would be $1,483/mo giving me a net of $467/mo.

You need the whole package in my opinion.
