Hey John, actually i made several transactions in Detroit under 80K before ARV, cuz of it i thought it possible.i checked a liitle and the south side not what im looking for (high crime rate and under the working class)however, with budget until 120K-150K before ARV, more or less, what areas of working class by north side do you recommend from your experience?

The rest of it you can now continue to mail to, if you like, knowing that you have just shaved 10% of the cost of your mailers.Now with that said, if you are not well represented online, then you are wasting a significant chunk of your direct mail budget.

@Nam Hoang you may want to reach out to a company like water mac or Jerz drains finding honest plumbers that will work on smaller jobs and while providing honest estimates is sometimes a challenge, Ive had both of these companies complete jobs on time and within budget for me on more than one occasion if my regular plumber is tied up on other jobs

Given the rehab, we were actually able to rent it for more than what we had budgeted for.
