Refinished hardwoods, completely updated the bathroom, opened a wall and complete gut/remodel of kitchen-all new appliances, new switches and outlets, Basement Finish: added 2 NC beds in basement, New water heater, 95% HE HVAC, foundation work What was the outcome?

Hi all,Recently I hired an independent contractor (great reviews on Yelp) to fix a few appliances in the kitchen.

(Each is 1bed1bath)**I am OOS so will pay premium on PM/ lawn management etcapprox 6% rate162K Total, DP 24.3 K which is 15%, seller pays all closing costs. (30 year conventional loan) Both units are completely redone. i will have to furnish appliances (refrigerators, stoves, W&D) for short term rental.

put in a monthly inspection clause on your agreements, if your state allows check all the appliances and HVAC etc then...

Should there be more specific milestones like flooring, appliances etc?

Or should I replace all the appliances for best profits or just get it in good condition and keep the 10 to 15k?...

I refinished the hardwood floors, installed granite, painted kitchen cabinets, added SS appliances.

We completely redid all the floors, added a 1/2 bath and fully remodeled the kitchen and all new appliances along with a ton of other upgrades. 

So far on doors 1-5 its been mostly cosmetic rehabs (paint, light fixtures, appliances, sinks, counters, cabinets, flooring) without significant structural changes.

For myself I like used appliances.
