Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

I'm building a duplex with studio units.

It was meant only for artist studios but everyone lived there.

If it were me, I would remove the commercial portion (if it makes sense) and make it into a studio apartment.

In the past I have used an ozone machine I got from Amazon. 

You can find condos in the studio - 2 bedrooms and older rowhomes that are 1-2 units as well. 

It will take a lot longer to find furniture that might work with your design aesthetic.Smaller properties can be much cheaper to set up as well if you can't start with a studio rental for arbitrage.
