If you explain your situation and provide evidence to back up your numbers, the lender might agree to a short sale or short payoff.

And of course I get busy with something else so I don't follow up or press the point to them.They told me they do this but I've not seen evidence of it and they document everything.I suppose that because the move-in and move-out are super thorough that nothing escapes.

What evidence have you found to support that?

My question is, if I have my lawyer submit a written notice tomorrow (on the 10 day deadline) claiming that I as the purchase inspected the property within the 5 day requirement from the acceptance date, can I then use an official inspection report that was provided on the 10th day as my supporting evidence, even though the “official” inspection took place after the 5 day deadline?

If the purchase is an "Arms length transaction", the purchase contract might be enough evidence to win the appeal.

If you're looking for higher-end rentals or fix and flip properties, I don't recommend Muncie or Anderson as the local economies are stagnant with little to  no growth or evidence of such. 

It leaves no obvious visual evidence of a break-in.Ouch.

And I am not saying that you are here for that reason cause evidently you are not and you cleared that up.

Where you see evidence of termites, maybe dig down a little, add more, and watch the area.
