I am curious if any more seasoned folks know any other loan products out there available to us “self employed with an employed spouse” situations.

Most of the old warehouses vacant and for sale for $1 around here are really tough locations so spending millions to upgrade an old building to be in a C or D class area is not that enticing.My family used to own a large warehouse for dry ice production and distribution as the neighborhood turned to crap between the 1950's and 1980's they moved into a bigger building in a nicer part of town. 

We get bids and 30 days later they are no longer valid and the price of the product or service has increased by 5-10%.

David Green's book "Sold" is a great resource.FYI, I got my first lead here on BP.

If you are both up for a challenge like a flip, remember to consider margins/rehab cost/lending requirements etc. and read the BRRR book by David Greene.

There are bank statement programs, but the ltv is too high.There are 100% products, but not without income verification.Those products went away after the tumult of 2008.

Looking at the house, finding a realtor, finding a contractor, looking at finished product, finding tenants.

But perhaps I’m misinterpreting the suggestion David Greene made in his BRRRR book when he said he would recommend when getting started to if possible buy your first property outright w cash and then cash refi to purchase the next property.
