Strategically done, it's definitely a "win/win". 

Rare do you win going at it alone.

Some may see this as targeting people in a financially low position, but if I am helping them sell a property that they cannot afford the taxes on, and putting cash in their hand, I see that as a win win.

I have a debt of about 20000 as far as credit cards.

After reading How to Win Friends and Influence People, it’s been really interesting to see the recurring theme that people love to tell their story and when they feel heard, they open up and are willing to help others.

Typically when you “win an auction and had to place EM” it is an REO, and typically the selling bank pays off any existing liens.

I tend to see folks associated with these tech-front-end companies massively overpaying for services in my market, but doing so through a great UX/UI that makes them feel like they are winning, so that's not nothing.You'd think I'd be a raving fan of local PMs (of which I am one), BUT that's not so. 

I am located in Orlando, FL and I've had a personal checkings account and credit card with Bank of America for around 5 years now (if that helps), but I have also heard good things about Chase bank for business. 

Depending on the seller's condition, it may be a win win for both you and the seller.I am certain they are other creative finance options available that I must have missed, It may help some more if you connect with some of the investors in your area(via BP or your local meet up).Best of luck.
