Lot's of drama in this post but I am in the used/scratch and dent camp and believe that everything five years old or less is Chinese Crapola and not worth fixing...there are used appliance stores all over Raleigh and Atlanta, and Craigslist will produce lots of used stuff as well...disclaimer: one thing I am not is a lawyer...

The property has two store fronts with about 2000 sf of space attached to a 5 bedroom 3200 sf single family home.

Avoid the southwest area of Austin with no food stores or other shopping for miles around, as those would be very inconvenient for tenants.

There are a couple big-box stores.

Put index cards on grocery stores.  

We also have a free downtown golf cart that will pick you up at your door and take anywhere within about a mile radius (beach, restaurants, post office, grocery store, etc).

I talked to the HVAC guy again today and he said all 4 are heat pumps, and that 2 advantages of doing it this way is that there is more efficiency because you don't have to have the Freon stored in a reservoir if you are only cooling one or two areas and when using the heat pumps they are even more efficient than the radiant heat.

Hey Andrea,I know I'm a bit late to the party on this one, but I do know up here in MA there is a Registry of Vital Records that stores all the death cert's, etc.
