I am tempted to use that composite material that lasts forever with virtually no maintenance, but that stuff is often 1" thick and requires joists 12" on center to support them at a 45 degree angle (my current plan calls for the joists at 16" OC).

When considering the cons of paying interest it is very important to consider the difference of nominal interest rates and real interest rates....as in some market conditions paying interest can be virtually free!

We are moving our financing to a new lender and I will have an appraiser through on December 19 {the tenant is a university professor, so we want to wait until end-of-term exams are complete}, but I have little confidence that either our energy efficiency retrofit will have much of an influence on our appraised value and expect nothing as a result of our rent premium.
