Most meetings can be done virtually and you may find a CPA who is a much better fit for you that way. 

Read every book, newspaper, magazine you can get your hands on, and study every virtual seminar you can access.

@Gabriel Eisenhuth the only creative idea I can come up with is to invent a time machine and go back at least 35 days to the start of your identification period.

I agree with @Bill Hampton.These days everything is virtual anyway so a specialist in real estate taxes is more important.  

Say 6-8 hours (a day's labor) plus using their own machine? 

I've had virtually no maintenance issues and the tenant has been a very good tenant and has been timely other than a period of time years ago when the tenant was ill.
