The renovation consisted of just about everything cosmetic: roof, windows, flooring, kitchen, bathrooms, doors.

Usually signs of normal settling are minor cracks in the walls and miter joints of door and window trim crown molding etc. 

Each stairwell has three windows and the lights on each landing are connected to a timer. 

But... what is stopping me from washing the windows once a month of that 3rd party, on the house I owner financed, for $100 a month?

We think some of the charges should be charged to the tenant i.e. cleaning, carpet repair (new carpet was installed during tenancy), damaged cabinetry, drywall damage, damaged doors, missing window screens and frame damage, burnt out light bulbs, trash removal, neglected yard maintenance etc.

Besides some minor repairs (it has a busted window and vanities need to be installed in one of the full bathrooms and the half bath...the half bath also needs a toilet). it is pretty livable.

If your base mat foundation was properly reinforced (engineered to account for surcharge pressure from expansive soil), the rigidity of the foundation will minimize the displacement of the structure due to vertical and horizontal movement of the clay.
