Modulars often have soft spots on the floor because they use a VERY thin grade of plywood/chipboard on the floors (gotta keep it light for shipping ya know).

I am from the Bay Area in California and I am interested in buying a single family home out of state to keep for long term. 

Obviously, the slab is still holding everything it needs, so the dirt would just be to keep it that way.
