My personal thought on an LLC is that if you actually need the extra protection that's given by registering in a super business friendly state, you usually have someone in your ear already telling you as you grow to a large enough size for it to matter.

If I were you I would want to wait, 3-6 months to refinance my primary, as its a given that the interest rates will be lower in 6 months.Depending on your interest rates from your 1st mortgage and 2nd heloc, you can turn your Heloc into an amortizing loan by making payments on it every month.

Just to be clear: This was purchased by the buyer in a land trust, or they moved it to a land trust after the sale?

That is not true and there is upside to your build or conversion, just needs to be well planned and good execution by the investor.
