There is pent-up demand and lots of competition for good properties so you have to work hard to find a good deal but once you do you should definitely pull the trigger.

., California), I know that an owner can transfer property to/from an entity without triggering transfer taxes if beneficial ownership is identical pre/post transfer, but I'm not sure if the same can be said of capital gains taxes.  

Add in an evolving market with stricter compliance, and well we had quite a fun adventure :)So i guess my answer is, I think we've done our best to tame all three with strengths mainly in capital.
