The people who enter the forums just want to learn with nothing to give at this moment except the willingness to learn first.  

Learn how they work now so when the opportunity presents itself, you're ready and know what is available and how to use them4.

Just make sure to properly allocate the purchase price between the rental and residential portions and keep clear records.

I am sure you guys in commercial all know we can't just hire any roofer to do work/maintenance/repair on commercial roofs. 

My goals with BiggerPockets is to be a part of, learn from, and leverage the community. 

Not sure they were worth its a few tended to peel up.  

I definitely have been learning a lot over the past few months self managing.
