Multi-family homes seem more investment-friendly in this area due to the 2% rule, or even 1-1.5% rule, being less necessary because most monthly expenses will be less of a percentage of my total costs in a duplex compared to a SFH.Houses in this area will appreciate, especially since they are near the beach, and Jax Beach neighborhood is random ( Every other street is high-end, every other street is a bit run-down ), but over-all improving.

That means you can't wholesale a contract that is not assignable without specific consent by your seller to allow just anyone off the street to step into your shoes and perform your obligation to pay.

We spent some time recently driving around the area east of German Village & south of Main because we've seen some cheap homes for sale; it really changes from one street & block the next- some are decent & some look like they need so much work it would take a lot of investment to turn it around.
