Agreed with all, @Dennis Y. if your purpose of purchase is strictly for investment, stick to condos and be sure your agent and attorney do their due diligence on the building.  

From our experience, the things you need to consider when getting a FHA loan are that a FHA appraisal sticks with the property for 6 months, they only loan up to a certain amount (believe it's somewhere between 600-700K), it has to be owner occupied, and they can come after you for a certain number of months' worth of interest if you sell the property before a certain time period.

Stick a zero behind that and that's what 4 plexes can run in my neck of the woods.

@Stephanie LellaEven if you stick with a storage tank for domestic hot water (as opposed to on-demand), there are models which are direct vent (pull their combustion air from outside the building envelope and exhaust directly to the exterior).  

So it looks like that is another tool to stick in the tool belt.

Should I only stick to neighborhoods with plenty of rentals listed so I can be more confident in the income it will bring in?

Check the center stick in the house and all of the structural supports.
