I asked a dozen times for someone to just walk me through 1 deal from start to close for a $15k product you would assume that a couple hours of one-on-one time would be included but it's not.

The interest actually goes back to me so it’s essentially just an opportunity costs question about losing $50k of retirement investments with effectively 0% interest. 

I am looking to start small either in commercial or residential (if the numbers make sense).I can handle all of the necessary research/comps, underwriting, and generally making sure the deal makes sense, but looking for some guidance on raising the equity piece of the capital stack. 

This becomes a normal LTR deal then, and you lose the advantage of STR (2-3X monthly income for you).
