@Tyler Zanini You can always get away with painting the cabinets, to add artificial character paint the Cabinets, wait for paint to dry.

The dry cleaning racks look less full these days.

Of the 15 properties he sold me only two have showed a slight profit the rest are bleeding me dry. 

Rehabs are pretty much drying up in my area even though I do not do them and I am seeing bank foreclosures drop more carpet and paint now from the olden days to land that owner occupant instead of the investor flipper or buy and hold rental landlord.

They were not designed to be dry like a poured foundation.

Having a strategy for debt will keep your powder dry for subsequent deals and allow you to grow your asset base responsibly.

Just mix small batches so it doesn't get too dry.
