This "developer" is an individual investor, who has developed a few houses on his own.The original plans were for the construction of either apartments or condos, and I think the developer's intent is to come up with new, realistic numbers (hard & soft), and determine if the market supports the margins. 

I am a meticulous systems support professional with strong organizational and people skills.

There are so many people here that are skilled in this area.

I can use advice on how to focus my skills to help more investors.

It would cost the least amount out of pocket and you will learn some valuable skills along the way.

Some people bring money, others bring connections, and yet others bring construction skills.Connecting with someone to learn the skills you don't have is a great first step.

Wholesaling, Rehabbing, and Landlording each come with a lot of challenges and somewhat different skills.

However, for the experience and the knowledge I'd be happy to trade my IT and analytical skills.  

While I have no knowledge of RE investing, I know that I am entirely capable of acquiring the skills and knowledge to become successful.
