If you are wholesaling and you're broker is cool with it, just make sure your process is transparent...a lot of brokers are not investors and they simply don't understand your perspective of using creativity to solve problems and earn a buck.

I have been told by the treasurer that the owner has until the deed is filed to pay the taxes and fees in full and then a full year to file a case to attempt to prove the sale is invalid and that is the only recourse they have.

I also don't believe that you are attempting to get one by on the seller, just maybe a bit new to how contractual agreements are supposed to work between parties acting in good faith.
