Even with my research, this one doesn't seem logical if the borrower has equity but I am hoping I am missing MANY different reasons why it's not as simple of a solution for the borrower as I have laid out.Thank you!

Boots on the ground - You really can't avoid the fact that eventually you will need someone to go to the property and do something simple. 

Paying simple interest on access to equity only when you need it sure beats locking in 30 years of higher interest-first payments with a cash-out. 

Have gotten derailed 3 times now at the last minute with the simple message "our risk department will not open up a business account that is owned by an IRA".   

This is where I get confused - I think there may have been some type of verbal agreement between my realtor and her's that I'd take care of any simple/obvious repairs if we could get this over the finish line.

I've watched dozens of DIY videos, but this one is more complex than I expected and confusing.

I would keep things simple and first speak with your original lender who completed the underwriting.

However, the simple economics of it let us know that, to a certain degree, you get what you pay for in inspections like many other things in life.
