You need to write her a letter informing her that her lease will not be renewed,simple as that.You don't need to explain anything to her,just tell her to start looking for another place to live.If she gets huffy,just tell her you are going to refurbish the building and raise to the rent 50% and that should shut her up quickly enough.Also,I agree you need to learn the landlord/tenants laws in your state if you intend to manage the property yourself.You should find a real estate lawyer who handles evictions cheaply enough and put them on retainer for future legal proceedings and problems.

Some state environmental divisions are trying to shut down Wells for communities because of thee a safety factor and communities cant afford the chlorine and treatment that a community well needs..I'd forget this deal If I were you.

What happens if all of the sudden my tenant decides to shut off the utilities lets 1 month before the lease term ends then it gets put into my name and now I am paying for their last months utility bills which in the lease agreement clearly states that they are responsible to pay their utilities and I can not be burdened with covering those costs because of the tenants failure to payIn this case am I allowed to take those unpaid utility bills and deduct them from the security deposit?

Our issue here is this project was supposed to be completed 3 months ago and due to Covid 19, like many of you, we were shut down before we could start on the deck and each day is costing us because or hard money loan will mature soon, not to mention missed rents.
