Share out stories about each of the deals you've done, projects that you've underwritten and passed on (and reasons why) so that prospective PMLs within your social network can see what you're doing and pique their interest in getting involved.

Until I have several properties in one area, I wouldn't consider using a company because you will serve your tenants better with one person who will be available but of course that person must be reliable.

His agreement is with you not them.If the note gets called and you can't personally pay it off, it will likely go to foreclosure and the buyer can sue you for breach of contract.Are lenders calling the note due?
