It seems as though it would primarily be covered under "normal wear and tear"  with a couple exceptions, but if the tenant is required to let us show the property during the last month per the lease agreement, are we able to recoup any portion of the security deposit for lost time?

., then let them know that you're asking in advance because there is a chance you will NOT be able to renew them as you may need to vacate and renovate/sell for personal reasons. it seems most tenants are more understanding of not having the option to renew, when you're just going to be emptying the place to sell it. obviously that's not always the case. i would also consult with a RE attorney in your state to make sure that you navigate this convo in the right way. i know in some states the wording would be incredibly important.

But they are asking for whopping $1800 which seems insane.

Prices are very high and cant find a deal for investment so it seems like utilizing my Va home loan and move every year or two and be able to rent the other one is my best route to start my investing career.

Seems to be an equitable structure and they delivery a nice product. 

Also, it seems like the numbers get skewed on larger homes.

You seem to have some experience in this area where I don't.
