Their problem, not the seller's/manufacturer's.

In the manufacturing world ingredients or components are not taxed because sales tax will be collected when the end-product is sold.

With regard to the cost of rehab, I believe it was a bit more than $21K - but this is due to the impact of economies of scale - we're able to get wholesale prices on fixtures and supplies, and streamline our processes, plus our team has years of experience executing top-to-bottom rehabs quickly and efficiently.

My best friend and I are newbies to real estate investing but are very serious and focused on scaling and building wealth.

The Quality of Construction scale is an aspect of the appraisal, but unless it is all put together like crap, it will probably be at the highest end for QoC.

I will have hopefully manufactured a cash flow positive situation in a place where current cap rates make that hard to do.  

Also keep a list of youtube links handy for how to use the Keurig, run the dishwasher, etc. which the manufacturer will likely already have posted.Realtor lockboxes for a backup key to smart locks are a must.  

I agree that there is nothing wrong with that strategy but if you're looking to buy more properties and scale your business its good to use leverage.

I’ve had my issues with August and for the price point it’s not as great for scale.
