So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.

So it's pretty big news.My state also passed a law a couple years ago putting some restrictions on them and creating a $750 fine for anyone caught falsely claiming an ESA.

Hey @Matt Bov,My information may not be super useful, but I have had to give longer term tenants notice of sale in Nashville.My lease was pretty clear about potential sale, but I gave lots of notice of my intent to sell, I also gave the tenants the opportunity to purchase which almost happened.In the end, the hardest part is really doing showings while you have tenants because there can be state restrictions on how frequently you do that.
