If your property is in a good neighborhood, with good reliable tenants, in a high demand area, and it's unlikely to need costly repairs......then it's way better then a "1% rule" property in a shady area that's in a state of disrepair!

The contractors I have worked with have proved to be unreliable especially with regards to hitting a deadline -- the age old dilemma with contractors  :(Appreciate if you have any contacts who can perform good work and are reliable?

I did a bunch of screening for roommates and finally found someone that i thought was reliable and trustworthy since i'd be living with them and all.

Also find a reliable property manager unless you want to be the Landlord there (nice idea for first one, but the novelty wears out quick after few run-ins with tenants).

Need someone that is reliable, knows areas to avoid, and can provide great and timely feedback.

I've seen many people speak of Listsource for leads, my question is did anyone use AgentPro247 or at least know the difference between the two in terms of reliability?

I have gone through several vendors, but the true partner will shine and you will know when you have found a reliable vendor.

Unfortunately, there is no method to my knowledge that would give you more reliable information.

When I hear such things, I do one of two things: get confirmation from a known reliable source; or, look up the state/local regulation and study the "letter of the law".
