If your property is in a good neighborhood, with good reliable tenants, in a high demand area, and it's unlikely to need costly repairs......then it's way better then a "1% rule" property in a shady area that's in a state of disrepair!

But, this is four pages and several days into this thread, and the fact that "Rule" is short for "Rule of Thumb" has been made abundantly clear to anyone who has actually read the thread.And since there is apparently a need to quote definitions of obvious terms, I'll do the same:From Wikipedia: "A rule of thumb is a principle with broad application that is not intended to be strictly accurate or reliable for every situation."

When I hear such things, I do one of two things: get confirmation from a known reliable source; or, look up the state/local regulation and study the "letter of the law".
