If you can close fast and redeploy cash into the next deal, it far outweighs the risk of sitting on the market.

You'd be surprised by the number of people willing to just sit down and chat.

The house sits far back and high enough not to have to worry about flooding.

It's a very active process as they're always looking for borrowers since they turn these loans over more quickly and don't want their money sitting around doing nothing. 

The house has been on the market since October so my agent is encouraging me to sit tight and wait to hear back.

You're sitting on $180k of equity and getting a terrible return.

I am making decent cash flow but I am sitting on nice chunk of equity (at least 100K) and I know if I sell it before June 2020 I get to keep 100% of the profits tax free.
