This is typical cash flow in Indy and I picked one through MLS with somewhat similar numbers last year. 

Great way to pick up some good info and possibly a deal.You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.There is no benefit to sleeping with the golden plunger!

I was fortunate to purchase one of the bigger liens at the sale so it worked out for me.The sale is completely random and the likelihood of actually foreclosing is rare because most people could sell their house for more than the cost of three years of taxes.I hope this helps, this is just my experience.

Can I charge the bank storage fees until they pick it up?

The buyers are getting this property $35k less that what I would pick it up for "as is" to flip and still make money.

From there we can pick the one with the best terms/down payment/closing date etc.

It has been so random for me, that I have stopped worrying about trying to time my leases to correspond with certain times on the calendar.

I won't say it was a total loss of my 197.00 since I picked a few tips here and there but definitely not worth the time and/or money. 

If the market only corrects 10-15%, I can pick up these properties at the courthouse steps for 70 cents on the dollar.
