Do you have a product I would qualify for? 

Until you learn to separate what is related to your management company and what isn't you are never going to be able to properly analyze the benefit & expense of the product they are providing too you.

This allows you to qualify to the great products small credit unions have to offer. 

When I'm doing the initial conversation with a real estate investor who has 3 or 5 existing properties, I don't even bother asking how their credit is, since I know that as long as they are paying those mortgages on time they will have excellent credit.

For example, there needs to be a decent gap between the cost of alternative forms of housing and the product offered at the mobile home park.  

I would say the most straightforward and no-hassle product has been the Nest for me personally. 

Also Bob when we were shopping for a note servicing company for a performing note product.. we found that many servicers were stationed in Washington.. we ended up with zimple money..  

Personally, I wouldn't even start looking for deals until this was lined up because when you are up against a lot of excellent cash buyers and you are interested in getting deals with equity, you need to have the ability to move quickly and decisively---be the buyer that is remembered and the deals will come :)
